Located just one mile from the popular Marina Beach and approximately 25 miles from the entrance of Yosemite National Park, The Happy Place offers a comfortable getaway with partial lake and mountain views from the front yard.

FEATURES & AMENITIES

This home includes AT&T WiFi, a home theater with Bluetooth/AV receiver to speakers, two flatscreen TVs with streaming services (Roku/Amazon), satellite TV, two DVD players, a CD player, and an iPod dock. Nintendo Wii video game system with six games, air hockey, board games, and books are also available for entertainment.

For climate control, the home has central heating and air, baseboard heating, ceiling fans, and portable fans.

The main kitchen is fully equipped with a dishwasher, microwave, garbage disposal, coffee maker, tea kettle, toaster, blender, and food processor. A separate kitchenette on the first floor includes a small fridge/freezer, coffee maker, and microwave. A washer and dryer are provided for guest convenience.

Outdoor features include a gas BBQ, camping propane grill, a wood-burning fire pit (for winter use only), two open sun decks, one covered porch, deck furniture for nine, an outdoor heat lamp, two porch swings, three hammocks, a Corn Hole game, a tree swing, and a jungle gym.

KITCHEN & DINING

The kitchen table seats 6-8 guests. The kitchen bar seats 2 guests. A highchair is also available.

BEDROOMS & SLEEPING ARRANGEMENTS

Bedroom #1: One queen bed
Bedroom #2: One queen bed + one loft twin bed
Bedroom #3: One bunk set (two twin beds)
Bonus Room: One sofa sleeper

The home sleeps up to seven guests in beds. Maximum occupancy is nine, including children and infants of any age. It is up to the guest to determine sleeping arrangements for guests eight and nine.

IMPORTANT POLICIES & HOUSE RULES

Linens, including sheets, bath towels, comforters, blankets, and pillows, are provided for guest use. Beach towels are not provided.

The wood firepit is for winter use only due to fire hazard restrictions. It may not be used during the dry summer season or drought conditions. Firewood is not provided but may be purchased at the local grocery store. Other than the designated wood firepit, all other outdoor fires are strictly prohibited.

Propane is not included. Guests may preorder a propane tank prior to arrival or purchase/exchange one at the local market.

The yard is partially sloped and partially level.

PARKING & DRIVEWAY

The driveway is steep.
Level driveway parking is available for up to three vehicles, with two additional parking spaces in front of the property.

This property has both interior and exterior stairways.

PETS & ANIMALS

No pets or animals are allowed. This policy is firm with no exceptions.

GATED COMMUNITY ACCESS PERMITS

Pine Mountain Lake HOA requires a one-time access permit fee of $50 per vehicle to enter the gated community. This fee is non-refundable and goes directly to PML HOA. A stay of eight or more nights will require additional fees as per PMLA.
